Maintenance Personnel needed for demanding, fast paced Property Management Company. Part time to full time hours available. Flexible schedule.

 

Maintenance Job Responsibilities:

Perform several duties related to the maintenance tasks for apartments; diagnosing and solving different problems in an apartment complex, such as repairing air conditioning systems, fixing electrical switches, unclogging drains, replacing machine parts, etc.; perform regular preventative maintenance tasks to make sure that buildings do not deteriorate and all is functioning smoothly.

 

Maintenance Job Duties:

Light Plumbing: includes the repair, replacement or installation of faucets, pipes, hot water heater repair, toilets, garbage disposals, dishwashers, water-dispensing refrigerators, and washing machines.

Minimal General Electrical: includes the repair, replacement or installation of power switches, fuses, wall sockets, ceiling lights, security lights, security light timers, ceiling fans, climate control systems, and garage doors openers.

Drywall repair: includes filling in small holes caused by nails and minor dings from normal wear and tear most commonly performed between the time a tenant vacates a unit and a new renter assumes occupancy.

Painting: includes minor touch-ups following damage repair.

Appliance repair: includes the repair, replacement or installation of major household appliances, such as refrigerators, dishwashers, range ovens, washers and dryers.

Grounds keeping: includes replacing light bulbs along pathways and parking areas.

Cleaning/housekeeping: includes cleaning fixtures, floors and other surfaces in worked in units after completing work (vacant or occupied units alike).

Customer service: includes professional, prompt and courteous correspondence with renters and owners when scheduling and providing maintenance services, and with contracted vendors that provide additional facility services.

Time management: includes maintaining an organized scheduling and tracking system to effectively complete all maintenance requests in a timely manner and in the order by which they were received or by level of urgency.

Locks: includes repairs or replacement of locks such as door locks and mailbox locks.

 

Position Requirements

Must be available to work Monday through Friday 8am – 5pm. Must be available for emergency on-call maintenance on rotating weeks.

Must be knowledge in all aspects of general “handy-man” maintenance.

Must be able to speak, read, write, and comprehend English.

Must be able to lift up to 50 lbs.

Must be detail oriented and efficient.

Must have excellent time management skills.

Must adhere to all safety rules and regulations.

 

Compensation

The hourly wage is commensurate to experience.
